Sam Zell, one of Chicago's greatest investors perfected the art of buying discounted real estate during 1990's. As the decade of 1990's rolled in, lenders were foreclosing on properties at a rate similar to today. Vast amounts of nonperforming real assets were acquired by Zell at bargain prices. Zell developed the nickname the "grave dancer" for his affinity for buying distressed  assets.

His group will buy troubled mortgages and distressed property that range from raw land to finished condominiums. He was quoted in the Miami Herald "I strongly believe that Miami real estate is undervalued," Three years from now, people will look back and be amazed, Nevertheless, right now there are some people stuck in the middle of a loan who do not have any cash and need to get rid of some inventory" - We are going to take advantage of this situation" TRANSLATION: We are going to buy dirt cheap maybe 50%-60% below market. Trust, me this is not a dumb guy; He will not be paying anywhere close to market.
